The assignment must be word-processed.
The assignment that students are required to do for this module will indicate a maximum word length. Students MUST clearly state on the work they submit how many words they have used. The word limit does include quotes. An allowance of ONLY 10% of the stated word limit is acceptable.
Students do not have to count words used in:
- Footnotes – so long as the footnotes are used for reference purposes only.
- Appendices so long as these are limited to the inclusion of documentation, statistical material, or tables.
- Bibliography
- Table of Cases
- Table of Statutes
There must be footnote references to all quotations or direct paraphrasing of material.
The assignment must contain a Bibliography of material actually referred to in researching the answer to the question. It will be expected that most of the items listed in the Bibliography will be identifiably drawn on in the text of the work and therefore make up the references/footnotes that you include
There must be a Table of Cases referred to in the essay. These cases must be cited in standard form.

ANSWER ALL THREE QUESTIONS & ALL QUESTIONS CARRY EQUAL MARKS
- Explain the difference between legal property interests and equitable property interests in English law and explain why it is significant. Support your discussion with reference to relevant sources.
- Regan and Simran live in Wolverhampton and are in a personal relationship. They buy several properties in their joint names not merely for their family home but also for investment. Regan largely provides the money for the purchases, any mortgage repayments, and the legal fees. They agree that Simran renovates and is responsible for construction work on the properties. When the relationship breaks down, Regan claims that he owns the full beneficial interest in the properties as he paid for them, and Simran claims that she holds a beneficial interest as the properties are purchased in joint names.
Advise Regan and Simran whether they have an equal beneficial interest in the properties where the presumption of a joint tenancy should not be confined exclusively to the domestic setting.
- If a student lives in student accommodation or in a shared flat or house, what is the nature of their interest? Critically analyse whether they have just a personal right to occupy the premises, or a tenancy of all or part of it. Support your discussion with reference to relevant sources.
