Assignment Brief

Scenario:

Your client is a developer who owns a Retail Development named ‘Fosse Park’. The client has requested a repurposing proposal for the existing Next retail unit. As the cost consultant for the project, during Semester -1, you have already presented your proposal, covering client requirements, the business case, and the project brief during RIBA Stages 0-2.

As the project progresses to the next phase (RIBA Stages 3-4), as the cost consultant, you are required to conduct the necessary information exchanges and achieve the following stage outcomes.

Your Task:

Using the initial Project Brief, Drawings and model prepared, conclusions of your Semester-1 submissions and the simulated discussions with the Client, prepare the following documents: 

  1. A design proposal with updated Final technical Specifications and Construction Information:

 You are required to develop the design detail to a level that it facilitates to produce a detailed cost plan. The design should be developed to LOD 300, including the development of walls, ceilings, doors, finishes, FF&E, and developed specification. The use of mood boards / design benchmarks can be utilized

to aid explanation of the proposed design intent. This should include detailing your existing Concept layouts of the building developed in semester 1. The detailed design as per RIBA stages 3-4 needs to consider suitable design parameters and building regulations. Components that cannot be fully designed, such as MEP systems, should be acknowledged within the document with appropriate justifications. MEP design considerations is required based on m2 requirements, space for plant equipment and risers. The design will be presented on fully dimensioned, annotated and detailed drawings, at an appropriate scale and will include location plan, dimensioned layout and floor plans, elevations and sections. This should be presented in either A3 or A4 format paper; using effective building design communication. The drawings must be produced in computer-generated form. Design the floors in detail, develop architectural design MEP does not need to be detailed.

  1. Pre-tender Estimate – This formal cost plan stage is based on technical designs, specifications and more detailed information as they become available from the design team. You are required to develop your design proposal to a sufficient detail to facilitate the production of a formal cost plan / Pre tender estimate.

This is a detailed Elemental cost plan prepared in RIBA Stage 4 (with updated concept design and technical information) using Level-4 coding (component level) (See NRM1 Table 4.2 for measurement rules and format). Appropriate assumptions are expected to be made as necessary. In this submission, you will be costing every building component. It is expected that Students will find manufacturers specifications to support this section and these will be used in their design. Where certain elements are practically not feasible to be quantified (due to the absence of design detail i.e. MEP systems), single rate estimating methods shall be utilised. The exercise should demonstrate how cost planning assists in the financial control of projects during the design development stage. You must use Cost-X or an equivalent computer generated software to measure the quantities. 

  1. Finalised procurement route strategy/ report. This should highlight the chosen procurement route, proposed contractor engagement strategy, contract strategy, key risks, supply chain considerations and key project issues following on from your procurement decision in semester  
  1. Whole-life costing analysis for ONE selected building element with at least THREE different options. Refer ‘Elemental Standard Form of Cost Analysis’ 4th (NRM) Edition to ensure you have chosen the correct level of abstraction.

structured and professionally presented i.e. “client-ready”. You are advised to print a sample copy before uploading to ensure you check that all formatting has been done correctly.

Present your written work as a ‘professional’ technical report, this will include the following:

  • Title / cover page (including date).
  • Contents page.
  • Page numbers.
  • Photographic illustrations.
  • Appendices (where necessary)

Where appropriate references are cited, please ensure that you cite papers properly, using the Harvard System (see http://libguides.reading.ac.uk/citing-references). Do not cite lecture notes or slides. 

Assessment Criteria

Marks will be awarded with respect to satisfactory progress indicated in the presented documents towards the achievement of the requirements listed below. The purpose of this assessment is to provide students with ongoing feedback; identify areas that need further work and ensure that students are progressing in a reflective manner. The presentation must be formatted as a ‘professional’ technical presentation presented to client.
